NOTICE OF SALE OF REAL PROPERTY BY PUBLIC AUCTION

PLEASE TAKE NOTICE that on Tuesday, September 15th, 2026 at 10:00 a.m., the undersigned will auction for sale real property located at 1304 North Martin Luther King, Jr. Drive in Ahoskie, NC, bearing Hertford County PINs 5993-81-4255 and 5993-80-7894 (hereafter the “subject property”) at the Hertford County Courthouse steps located at 119 Justice Drive in Winton, NC pursuant to Order Authorizing Sale of Real Property by Public Auction entered in this matter on 08/20/2026.
The property shall be sold to the highest bidder, subject to the terms set forth in this Notice. The highest bidder at the public auction shall be required to make a cash deposit of five percent (5%) of the purchase price to the Office of the Hertford County Clerk of Superior Court at the time of the auction. The undersigned shall file and post a Report of Sale within five (5) days of the public auction, which will begin a 10-day upset bid period during which an upset bid may may be made at the Office of the Clerk of Superior Court for Hertford County in the amount of at least one hundred and five percent (105%) of the existing purchase price and by depositing the greater of five percent (5%) of the upset bid or seven hundred fifty dollars ($750.00). Any upset bid made shall then be subject to an additional 10-day upset bid period. Once a 10-day upset bid period lapses with no upset bid having been made, the undersigned shall request the Clerk to Confirm the sale to the highest bidder.
The highest bidder shall close the purchase transaction within thirty (30) days, and shall be responsible for the standard closing costs assessed to buyers, including but not necessarily limited to all costs associated with any financing of the purchase, the cost to record the deed, any deed of trust and any plat map, the title insurance premium, and the buyer’s attorney fees.
